1.BOOKING:
A booking will ONLY be secured on receipt of a completed Booking Form and deposit. We
regret that we cannot guarantee to secure any dates until a deposit and completed booking form are received.
Any payments by credit card will incur a 2.5% surcharge.
2. DEPOSIT:
A non-refundable* booking fee of US$250/£250 PER Week or
PER Booking if less than 1 week is required
with a completed Booking Form.
3. BALANCE:
The balance to be paid 8 weeks prior to arrival. If a booking is made less than 8 weeks prior to arrival
the whole amount will be due at the time of booking.
4. CHANGES TO BOOKINGS:
Wherever possible, we will endeavour to accommodated any changes to the booking made. We will require
written confirmation of any changes you wish to make to the booking, on receipt of written
notification we will advise you if we are able to accommodate the changes requested. Orlando Homes To Rent
(OHR) will make a charge of $40/£30 for each change made to the booking.
5. SECURITY BOND:
A (refundable** ) security bond of $300/£200 will be required with the final balance.
This is to cover against loss or damage incurred during your stay at the property.
** The bond will be refundable after a satisfactory report
from our management company within 14 days. In the event of any damage or loss that occurs
during your stay in excess of $300/£200, you will we will liable for full reimbursement
of the outstanding amount within 14 days of departure. Any damage, breakage or loss should
be notified to our housekeeping agent/management company within 24 hours.
6. CANCELLATION:
* In the event of a cancellation the following charges will apply:
Cancellations received 90 days or more prior to arrival date will receive a full refund of deposit less a $50/£30 administration fee.
Cancellations received 45 to 89 days prior to arrival date will forfeit the deposit.
Cancellations received 30 to 44 days prior to arrival date will be assessed a 50% of rental charge.
Cancellations of less than 30 days prior to arrival date will be assessed a 100% of rental charge.
Please not any cancellation must be notified to OHR in writing. OHR suggest that all renters ensure that they
have adequate Travel Insurance.
7. TRAVEL/VACATION INSURANCE:
OHR strongly recommend that all renters ensure they have adequate comprehensive travel insurance to cover
cancellations and other non-refundable expenses.
8. FORCE MAJEURE:
The owners or management company do not accept any responsibility or liability occasioned by strikes, riots, political
unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical/
weather problems to transport, aircraft grounding, closure of airports or ports, weather conditions, or any
other event beyond our control.
9. LIABILITY/SWIMMING POOL:
During your stay, OHR, its representative(s), the owners, or owners agents DO NOT accept any Liability what
so ever for death, personal injury, accidents, loss or damage to persons or personal effects however caused.
If the property has a swimming pool and/or spa, the owners, agents or management company do not accept
responsibility in the event of any injury or death caused as a result of the use of the pool or spa.
All children must be supervised at all times by an adult. A pool barrier is installed for your safety,
Removal of the pool barrier is the renters responsibility. In winter months a pool blanket may be in use,
if so this must be fully removed prior to anyone entering the pool. Never enter the pool with the blanket in place.
Caution must be taken around deck and wet areas.
10. ACCOMMODATION:
Florida State Law prohibits sub-letting, sharing or assigning. Therefore only the persons named on the booking form
will be allowed to stay at the property. A 4 bed roomed property sleeps 8 people, a 5 bed roomed property sleeps 10
people. Exceeding these numbers without written consent of OHR may result in the renter having to vacate the property
without any compensation. The signatory to the booking form must be a member of the party occupying the property and
must be 21 years of age or older. We reserve the right to refuse admittance if this condition is not observed.
In the event you are going into a named property, the property you choose will be the accommodation for your holiday.
If at any time we have to change your accommodation before departure due to reasons beyond our control,
you will be notified in writing with information of your new accommodation. No compensation will be paid in the event
that we have to change your accommodation or in the event you decide to cancel your booking because you are not
satisfied with the alternative offered. Please bear in mind, that your property will be situated on developments
which consist of both residential and vacation homes. Therefore, OHR, its representatives, the owners or owners
agents cannot be held responsible for any on going construction, alterations to existing houses or any noise or nuisance
as a result thereof on or around the housing development.
11. ARRIVAL / DEPARTURE:
The property is available after 4pm on the day of arrival and must be vacated by 11am on the day of departure.
12. NO SMOKING POLICY:
Please note that the owners do not allow smoking within the home, however smoking is permitted within the deck
area.
13. COMPLAINTS/REPAIR REQUEST:
In the unlikely event of any complaint/repair request during your stay,
please contact our management company (MC) immediately, contact
details will be available at the property, thereby giving the
MC any the opportunity to remedy the problem during the guest’s
stay.
Whilst every possible action can and will be taken to remedy any complaint,
the Owner of the property & the Management Company cannot & will not be held responsible for any
appliances, facilities, furnishings, inventory, goods & services which, for whatever reason, are,
temporarily or otherwise, inoperative or
unavailable.
Guests also agree to allow the Management Company servicing the house on
behalf of the Owner and/or the Owner directly a reasonable time to
put right any issues that may occur, without holding the Management Company
and/or the Owner responsible for the timescale required to put such issues right,
nor seek compensation in any form whatsoever whilst these issues are put right.
If the MC are unable to rectify the problem you should notify
OHR in writing within 7 days of the problem arising.
OHR cannot and will not accept complaints after the client's stay unless this
procedure is followed.
14. LOCAL REPRESENTATION:
Our management company are there to assist you in making your vacation as enjoyable as possible. If you have any problems
or questions - details of how to contact the management company are available within the property. Occasionally it may be
necessary for them to visit the home to undertake maintenance or repair work, every effort will be made to notify you
in advance of this.
15. PRICING:
All prices exclude pool heating which is from $210/£100 week. State & Tourist tax of
12%.will be added to all rental charges.

16. CLEANING:
Cleaning before and after the stay is included in the rental cost for all 7 nights or more bookings.
For rentals of less than 7 nights a $85/£50 charge will be made for cleaning. Daily maid service
can be available at an additional charge.
17. SHORT STAYS:
The minimum number of nights available are 4, except Holiday periods when 7 nights will be the minimum.
Bookings of 4 to 6 nights will incur a $15/£10 per night
surcharge and a cleaning charge of $85/£50.
18 LONG STAYS:
For bookings of more than 21 nights special rates may apply. Please contact us for details.
19 MULTIPLE BOOKINGS:
If you wish to book more than One property for a given period or you wish to make more than One booking - Special Rates
may apply - please contact us for details.
20 PETS:
Pets or animals of any description are not allowed in any property owned or supplied by
OHR, with the exception of guide dogs but only with written approval from OHR.
21 BBQ:
A gas BBQ may be supplied or rented for your use and enjoyment. BBQ should not be used inside the screened deck area,
great care must be taken to ensure that the BBQ is not placed up against
the screen. Rental does not include for the supply of LPG gas for the BBQ. The use of the BBQs is at the rentors own
risk and the Owners and Management Company cannot accept any responsibility for injury of any description
that may arise from
the use of BBQs. Rentors take full responsibility for any use of BBQs and the connection of gas bottles, Rentors
should remember to keep children away BBQs whether in use or not.
22 POOL HEATING:
Homes with swimming pools. Pool Heating is available at an extra charge and this must be ordered at the time
of booking. Some of our heating systems are electric heat pumps which rely on an air temperature of 58F. If for any
reason the air temperature falls below this level the pool will not heat up. The Owners and Management Company cannot
be help responsible if this occurs and no refunds will be made. Rentors MUST NOT tamper or try to adjust ANY of the
pool/heating controls. If found to have done so an excess charge equivalent to the pool heating fee will deducted from
the security deposit. During the winter months a pool/spa blanket is provided to help keep the pool/spa as warm as possible.
We ask that guests use the blanket each evening and when the pool is not in use.
23 ANTI SOCIAL BEHAVIOUR:
Our homes are located on residential communities where all houses are privately owned, and all Owners are
subject to the Rules and Regulations of the Home Owners Association. Guests are
also bound by these Rules when they rent our property. As such we will not tolerate behaviour
that is of anti social nature, causes a nuisance to our neighbours or involves acts of violence
towards any person or property. If for whatever reason the Management Company has to get involved
in an event of an Anti-Social nature requiring their attention, or if the Sheriff's Office
has to be called to a property rented from us, we reserve the right to have all guests at that
property removed without recourse or financial recompense.
24 Golf Course Frontage- Assumption of Risk and Limitation on Liability:
Some of our homes are located adjasent on Golf courses. Guests at these homes should be aware
that OHR, its representatives, the owners or owners
agents and owner of the Golf Course Property cannot be held responsible for any
risk of discomfort, annoyance, personal injury, death, loss or damage
to property, loss of enjoyment or any other alleged wrong based upon,
caused by, due to arising from or otherwise related to or occasioned
by the existence, operation, management, maintenance, repair,
replacement or use (or lack of any of the forgoing) of the Golf Course
Property. Golfers, employees, guests of the Golf course have the right
to recover golf balls that travel over, into or come to rest upon any
part of the rented propert. Glofers do not have the right to ride buggies over the rented property.
25 Insects:
Florida has a tropical climate and as such insects are inevitable and not a cause for complaint.
Their presence is no reflection on the cleanliness of the property.
The property is treated regularly and has a comprehensive pest/termite control
programme. We advise you to keep windows and external doors closed. Not only will this keep bugs out but it will
also allow the air conditioning to function more
efficiently. Also, please store all foodstuffs carefully, as anything left out or uncovered may attract insects.
26 Computer/Internet Connections:
Some of our homes have either a computer connected to the internet or a
cable/broadband wireless Internet service available. Although every
effort is made to provide this facility for guests, we cannot
guarantee the availability. Please be aware that we stipulate
certain conditions on the usage of these services and infringement may
result in prosecution.

The ISP Service and computer provided in the home may not be used to post or transmit
or receive content that violates child pornography statutes or contains graphic visual depictions
of sexual acts or sexually explicit conduct involving person under the age of 18 years,
or other depictions of children, the primary appeal of which is prurient.
- The ISP Service and computer provided may not be used to upload, post, transmit,
receive or otherwise make available any materials or content that violate or infringe on the rights or dignity of others.
These include, but are not limited to, materials
infringing or compromising intellectual property rights or the ability to maintain trade secrets and other personal
information as private; the ability to avoid hate speech; threats of physical violence; harassing conduct;
sexually oriented/racial/religious material that is offensive or inappropriate;
and unsolicited bulk e-mail.

Software/programmes or any other material must not be downloaded or

Any guest found to have caused any damage whether physical or not to
any equipment provided will have the repair cost deducted from the
security deposit.
27 DATA PROTECTION:
We will take all reasonable precautions to keep any personal details you provide to us secure, but unless we are negligent,
we will not be liable for unauthorised access to information supplied by you.
28 JURISDICTION:
This Agreement shall be deemed to have been made in England and shall be subject to English Law.
The parties agree to submit to the exclusive jurisdiction of the English Courts.
